Both Kenneth & Virginia were descendants of early pioneer farm families that settled in the area before there was a town of Leroy. As an auction company we are honored to offer this land at public auction to the highest bidder, land which has been maintained by the best of stewards since 1915.

 Tract #1
45 acres m/l purchased by Kenneth & Virginia in 1957. Located in Garden Grove Township, section 10, Decatur County, IA. Across the road north of the Leroy School House. Mostly Haig & Grundy silty loam soils with a CSRII averages of 67.59-76.55. 4 acres m/l were set aside acres but have been terraced & tiled out and brought into crop production. CRSII on these 4 acres is 41.67.
Terms: 10% down day of auction paid to Verle W. Norris Trust Account. Closing in 30-45 days with possession given at closing subject to tenants’ rights. A 5% buyer premium will be added to the hammer price and added to the purchase agreement which will all be collected at closing. Taxes will be pro-rated to the date of possession.

120 acres m/l highly productive farm & hay ground, pasture, lots & buildings located on paved R 69 1/2 mile south of the Leroy School in section 15, Garden Grove Township, in Decatur County, IA. Kenneth & Virginia moved here in 1955 and replaced the original 1884 farm home with a new 2-bedroom 1,272 square foot home built on a full poured basement in 1989. Kitchen & living room have large bay windows that allows a lot of light on the south side of the home. Lower level has a cold room for home canning with a 10’x12’ enclosed back porch with sink located directed above the cold room. There is a shower & stool also located in the lower level. Home is on rural water but has a working home water system furnished by well located at the southwest corner of the house. There are several grain bins totaling nearly 13,000 bushels, a barn, garage, and open & enclosed machine sheds. (3) other wells are also located within close proximity to the out-buildings. Excellent stewardship is evident over this farm with wide water ways, manicured fence rows, and terracing with risers on the back side.
